The 42000 square foot site, formerly an NCP car park closed in 2020, is owned by American operator 1784 Holdings and managed by Self Storage Concierge. The facility is projected to cost £15 million to develop and will be the most expensive self storage centre in the UK, charging upwards of £90 per square foot per year. This rate is more than triple what is typically charged by leading operators like Safestore or Big Yellow.
Emil Sohrab, chief executive of Self Storage Concierge, has positioned the venture as a transformational offering within an otherwise functional sector. Instead of the anonymous warehouse experience synonymous with self storage, clients will be welcomed with a hotel style concierge reception, setting a new benchmark in luxury storage.
Interest in this exclusive space has already been brisk. The facility is expected to attract Bond Street retailers, West End theatres, and neighbouring Mayfair hotels in search of high value extra capacity for excess stock, props, and guest luggage. Sohrab noted that during peak summer months, luxury hotels often allocate 20 to 40 rooms for luggage storage. The new facility allows them to reclaim this space, optimising their room inventory for paying guests.
Long term London renters from the international elite are also set to benefit, gaining a trusted place to safeguard personal items while between properties or abroad. Security is a critical priority: the facility will be supported by 24 hour security measures and CCTV, sharing resources with the Biltmore Mayfair hotel. Only authorised individuals will receive access, thanks to features such as automatic number plate recognition.
Scheduled to open next summer, the storage centre will offer 593 units ranging from 10 square feet to 300 square feet, including bespoke units for luxury vehicle storage. With meticulous attention to hospitality and security, this innovative concept is poised to raise expectations for self storage across London’s most exclusive postcodes.
