Barratt Redrow Announces 400 Million Pound Capital Return Despite Ongoing Margin Pressures

Barratt Redrow PLC has announced a £400 million shareholder return programme that has garnered support from City analysts, despite widespread acknowledgment that the housebuilder faces continued margin pressures throughout the coming financial year.

The company revealed plans to replace the majority of its dividend payments with share buybacks after closing the year with net cash of approximately £772 million, a figure substantially exceeding market expectations. The capital return represents roughly 10% of Barratt Redrow’s current market capitalisation.

Stifel highlighted that the significant cash return reflects the strength of the group’s balance sheet and should provide support for the share price. The broker noted that annual completions and cash generation both surpassed consensus forecasts, underpinning the company’s financial position.

Jefferies welcomed the enhanced capital return but maintained a cautious stance on underlying profitability. The broker pointed to lower selling prices within the order book, limited house price inflation and build cost inflation estimated at 3% to 4% as factors that could drive further margin erosion during the 2027 financial year. This deterioration may persist despite anticipated savings from the integration of Redrow.

Peel Hunt echoed these concerns, noting that guidance points towards fewer average sales outlets than previously anticipated. When combined with higher administrative and interest costs, this suggests potential downgrades to profit forecasts as gross margins come under pressure.

Despite these headwinds, Stifel maintained its ‘buy’ rating on the shares, arguing that they appear undervalued at just 0.6 times book value, particularly given the stronger than expected cash generation capabilities demonstrated by the business.

The strategic shift towards share buybacks rather than traditional dividend payments reflects a broader reassessment of capital allocation priorities within the housebuilding sector as companies navigate challenging market conditions characterised by cost inflation and pricing pressures.
