LoanDepot Q2 Revenue Rises as Home Equity Lending Expands

LoanDepot reported a significant increase in revenue during the second quarter, driven largely by its recent entry into home equity lending. The company stated that this strategic expansion resulted in an 18% rise in revenue compared to the first quarter of the same year. Furthermore, unit volume grew by 25%, marking a strong performance for the financial services firm.

Anthony Hsieh, founder and chief executive officer of LoanDepot, described home equity lending as a central driver behind these gains during an earnings call held on Tuesday. He noted that this sector represents a significant opportunity for expansion within the industry. The market is supported by approximately $35 trillion in U.S. homeowner equity, which offers potential size more than double current mortgage debt outstanding levels.

The company introduced its 5X5 HomeLoan product to facilitate these transactions through a partnership with blockchain technology firm Figure Technology Solutions. This fully digital solution provides approval within five minutes and funds most loans between five and seven days. Loan amounts range from $25,000 to $750,000.

Hsieh explained that in the current higher interest rate environment, home equity products allow qualified buyers to access liquidity while preserving attractive first mortgage rates. These options may offer a more compelling value proposition than unsecured personal loans or credit cards. Although higher rates are reducing demand for purchase and refinance mortgages, homeowner equity levels continue to drive demand for cash-out refinancing.

The executive noted that when interest rates fall and traditional refinance activity returns, home equity will remain attractive for customers with ultra-low pandemic-era rates who may not seek a traditional refinance. This approach broadens the company’s addressable market while complementing its existing purchase and refinance business operations.
