The project is driven by Fenton Whelan, a developer known for high-end developments, in collaboration with 10M Healthcare. The facility, dubbed “the most luxurious and advanced new private surgical and healthcare clinic in London,” is located in a Victorian-era building that has remained unoccupied for a decade. Its design includes a VIP entrance, catering to high-profile individuals who value privacy and discretion during their medical visits.

Sanjay Sharma, co-founder of the development firm, noted that while Harley Street has been known for its outstanding medical professionals, many of the existing facilities suffer from cramped conditions. Patients often experience an environment that does not meet their expectations for comfort and luxury. This new clinic aims to rectify this gap by providing expansive and well-designed patient facilities.

The 43,000 square foot development will offer five-star amenities, including hotel-quality recovery rooms, consultation suites, lounges, and fine dining options. The building’s original façade will be preserved throughout the renovation process, with the clinic set to open in early 2027. This facility promises to elevate the standard of healthcare experiences, merging exceptional medical care with an environment reminiscent of a five-star hotel.

The implications for the local property market in Marylebone are significant. With an increasing number of high-net-worth individuals drawn to the area, property prices have risen by 6.7 per cent since 2016, now averaging £2.2 million. The establishment of this clinic is expected to further boost the area’s appeal, reinforcing Marylebone as a desirable location for both residents and medical tourists.
